What a roof replacement costs around Tampa Bay
Two quotes on the same house can be thousands of dollars apart, and it is almost never because one contractor is greedy. It is because the two numbers include different work — and on this coast, the work that differs is usually invisible from the driveway.
The lines that move the number
Material first, because it changes everything else. A shingle replacement is a tear-off: layers off, deck inspected, new covering down. A tile replacement is usually not a replacement at all — the tile is lifted and stacked, the failed underlayment stripped, new membrane installed, and the same tile relaid with breakage replaced. Same roof, different job, different crew, different price.
Then the lines this coast makes likely. Any low-slope or flat section — Florida room, carport, lanai cover — which needs a membrane rather than shingle and is the most commonly omitted item in a local quote. The metal, which near the water should be corrosion-resistant and replaced rather than reused. Decking, priced per sheet. And ventilation, which under this sun is the highest-value correction available and the one most often missing from the thin bid.
Two Florida-specific rules worth knowing
The first is the 25 % rule: once more than about a quarter of a roof is being redone, the whole assembly generally has to be brought up to current code. On a repair that grows, that turns a patch into a project — and it is far better to know before starting. Ask each bidder directly what happens to the price if the rule is triggered.
The second is the calendar. From June to September the afternoon downpours cut working days short, and asphalt becomes too soft to walk by midday anyway, so crews start at dawn. The dry stretch from October to May is when the work gets done and when the schedules fill. Quotes gathered in late summer buy a better position in that queue than quotes requested in December.
Before you sign, make every bidder answer
- Shingle or tile — and on tile, which underlayment product exactly?
- Two materials, two different projects, two different crews. Naming the membrane by product is how you find out whether a tile quote was priced by someone who does tile.
- What breakage allowance, and what does replacement tile cost?
- Breakage is normal; an unstated allowance is not. If the profile on your roof is no longer made, the replacement price is the line that decides whether the bid holds.
- Is every low-slope section included, and in what material?
- The nearly flat parts of a Florida house are a separate assembly with a shorter life. A quote that ignores them has ignored the section most likely to be failing.
- Is the metal corrosion-resistant, and replaced rather than reused?
- Close to the water, the metal is on a faster clock than the covering. Reusing it puts the weakest part of the old roof into the new one.
- What does the attic ventilation plan actually say?
- Ask for intake and exhaust by name. Under year-round sun and summer humidity, an unventilated attic shortens a covering’s life more than any brand choice can lengthen it.
- What happens to the price if the 25 % rule applies?
- Ask before signing, not after the tear-off. A repair that crosses the threshold becomes a code-compliant rebuild, and knowing the number in advance is what keeps it from becoming a surprise.
