Two things make a Tampa Bay roofing quote different from anywhere else. First, the material question is genuinely open — shingle and concrete tile are both common here, and they are different projects with different economics. Second, the parts that fail are rarely the parts you can see from the driveway.
When replacement is the right call
On shingle, the signals are readable: granules collecting in the gutters, curled or brittle edges, a south or west slope that looks a decade older than the north one, and a covering past its late teens. Under this sun, twenty years is a full career for builder-grade shingle, and the wrapper rating was earned somewhere much gentler.
On tile, the question is completely different and it catches people out. The tile itself may have decades left while the underlayment beneath it — the layer actually doing the waterproofing — is finished at twenty to thirty years. A tile roof that leaks does not need new tile; it needs the tile lifted, new membrane laid, and the tile relaid. Establish which material you have before you interpret anything else.
What a complete quote includes
On shingle: tear-off and disposal with the layer count stated, decking priced per sheet, new flashing rather than reused at every wall and chimney, valley construction named, and the ventilation scope written out. On tile: the underlayment specified by product rather than by the word « underlayment », a stated breakage allowance for tile lost during removal, the cost of replacement tile if the profile is discontinued, and all the metal replaced while the roof is open.
Then two lines specific to this coast. Any low-slope or flat section — a Florida room, a carport, a lanai cover — needs its own material, and leaving it out of the quote is the most common local shortcut. And near the water, the metal should be specified as corrosion-resistant rather than treated as an incidental, because salt is what finishes a coastal roof.
The Tampa Bay factor
Three local realities shape every project. The sun works year-round rather than seasonally, so covering life here is genuinely shorter than the wrapper suggests. The attic works against the roof in two directions — trapped heat from above, and summer condensation where humid outdoor air meets air-conditioned ductwork — which makes ventilation the highest-value line in most quotes. And the working calendar is shaped by rain: from June to September the afternoon downpours cut the day short, so the dry stretch from October to May is when the work gets done and when the schedules fill.
One rule worth knowing before signing anything: in Florida, once more than about a quarter of a roof is being redone, the whole assembly generally has to be brought up to current code. On a repair that grows into a project, that can add work nobody mentioned at the estimate.

- Shingle or tile — and on tile, what underlayment product exactly?
- The material decides what the job even is. On tile, the tile is a shell that outlives the membrane underneath it, so the real project is lifting the tile, replacing the underlayment and relaying the same pieces. Get the membrane named by product, because « underlayment » covers products with very different lifespans under this sun.
- What tile breakage allowance is assumed, and what does replacement tile cost?
- Tile breaks during removal — that is expected, not a failure. What varies is how many pieces a bid assumes and what the replacements cost, and if the profile has been discontinued that second number can be startling. Both belong in the quote before work starts.
- Is every low-slope or flat section included, and in what material?
- Florida rooms, carports and lanai covers need a membrane rather than shingle, and they are the most commonly omitted item in a local quote. If someone put shingle on a nearly flat section years ago, that is usually the part already leaking.
- Near the water: is the metal corrosion-resistant, and is it replaced or reused?
- Salt finishes flashings, vent collars, fasteners and drip edge years before the covering they serve. Near the bay, specifying corrosion-resistant metal and replacing it while the roof is open is what keeps the junctions alive as long as the field.
- What is the attic ventilation plan, in writing?
